1. Agreement to Terms

These Terms of Use constitute a legally binding agreement made between you and Luau Accommodation. By accessing our site and booking our shared rooms/apartments, you agree that you have read, understood, and agreed to be bound by all of these Terms of Use.

2. Accommodation Rules & Bond

• Bond Deposit: A security deposit is required prior to moving in. It is fully refundable upon a successful check-out inspection, minus any damages, lost keys, or pending rent.
• Notice Period: Tenants must provide written notice (as stipulated in your specific contract) before moving out.
• Conduct: Excessive noise, illegal activities, or disrespecting flatmates will result in immediate termination of the tenancy.

3. Utility Usage

Rent covers fair-use of water, electricity, gas, and Wi-Fi. Unreasonable consumption, such as leaving heaters on 24/7 or running crypto-mining rigs, will be charged separately. Washing machines and dryers are coin-operated and not included in rent.

4. Governing Law

These conditions are governed by and interpreted following the laws of New Zealand. Any disputes will be subject to the exclusive jurisdiction of the New Zealand Tenancy Tribunal or local courts.
